General Terms and Conditions

These are the general terms and conditions of sale that apply to all bookings and transactions in our apartment. By making a reservation or using our services, you agree to and are bound by these conditions.

Booking

By making a booking on our website, the guest accepts the following general terms and conditions.

To reserve a stay, you must provide accurate and complete information, such as your personal details, the dates of your stay, the number of guests, etc. Your reservation is only confirmed once you have received a confirmation email from us. If you do not receive this email, please contact us at: contact@ruitenappartementen.com.

Your personal details and passport number will be used for mandatory registration with the Spanish authorities.

Check-in and Check-out

Guests must comply with the check-in and check-out times set by the accommodation so that the rooms can be cleaned and prepared for the next guests.

Check-in policy: The room is available from 16:00 (4:00 PM).
Check-out policy: The room must be vacated by 11:00 (11:00 AM).

Early check-in or late check-out may sometimes be possible (additional charges may apply).

Rates and Payments

Payment for your stay is made according to the conditions stated at the time of booking, such as the total reservation amount, any service fees, and cancellation conditions. Cancellation and modification policies depend on the type of reservation and the selected rate.

Guest Responsibilities

Guests must comply with the rules and policies of the accommodation during their stay. Guests are responsible for the cleanliness and condition of the accommodation during their stay. Any damage to the accommodation will be charged to the guest. Guests are responsible for the safety of their personal belongings. The accommodation is not responsible for loss, theft, or damage.

The accommodation is suitable for 4 persons, and at no time may more than 4 persons stay overnight in the apartment.

Accommodation Responsibility

We are committed to providing quality service and making your stay pleasant.

However, we cannot be held responsible for disturbances or accidents beyond our control. In the event of problems or complaints during your stay, we ask that you notify us immediately so that we can take appropriate measures to resolve the situation.

Please ensure that you have valid travel and/or liability insurance at all times.

We recommend that you read the terms and conditions carefully before booking your stay. If you have any doubts or questions, please do not hesitate to contact us for more information.

Quiet Hours

From 23:55 (11:55 PM), guests are requested to observe quiet hours so as not to disturb other guests who wish to rest.

Prohibition of Noisy Parties or Events

To ensure the comfort of all guests and to respect community rules, noisy parties or events are not permitted on the premises.

Respect for Property and Other Guests

Guests must respect both shared and private property as well as other guests staying in the accommodation.

Safety Rules

Guests must comply with established safety rules, such as the proper use of facilities.

Security Deposit Policy

Required deposit: A security deposit may be requested on the day of check-in to protect against any damage or loss during your stay.

Deposit amount: The deposit amount is €150.

Refundable deposit: The deposit will be refunded after verification that everything is safe and in order. This generally takes up to 5–7 days after check-out.

Refund Processing

Refunds for cancellations, if applicable, will be processed within 8 working days using the original payment method.

Partial Stay

No refunds will be granted for early departure or unused nights, unless otherwise specified at the time of booking.

Unforeseen Circumstances

In the event of unforeseen circumstances (e.g. natural disasters, pandemics), the cancellation policy may be adjusted at the discretion of the management.

Communication

Guests will be informed immediately of any changes to the cancellation policy due to force majeure.

Pets

Pets are not allowed in our apartments.

No Smoking

Ruiten Appartementen is a non-smoking accommodation. Smoking is strictly prohibited in all indoor areas, including the bedrooms and other common areas.

By making a reservation at Ruiten Appartementen – Luxury Apartments Islantilla, guests acknowledge and agree to the above terms and conditions.
